Remanso was founded by Hector Sánchez Sr. in the mid to late 1960's. At that time, the area known as El Sucio, was mostly inhabited by the local born Nicaraguans of the fishing village of San Juan Del Sur. With a big vision and the spirit of a true pioneer and land developer, Sanchez created the beautiful coastal paradise known today as Remanso and Playa Remanso. In recent years, Hector Sánchez Jr. with his father's influence has continued to sell properties and develop new areas and lots within Remanso. As the developers, they have handled many of the services for the community. Now the time has come for them to pass the torch to our owners board to manage, organize and handle the future of the development and the services provided to the owners and residents. Our board working in tandem with the Sanchez family will make a new pathway forward starting in 2024 and into the future. We are all thankful for the day that Hector Sr. made his claim to this beautiful paradise that we call home! Gracias!
Our Mission is to make our beautiful community great, safe and increase our property values and quality of living! Our goal is to make our community great, clean, safe and have quality services and infrastructure. As a collective group and by accomplishing initiatives, we will work toward creating a better quality of life in Remanso. The improvements that we all accomplish will also help to maintain and increase property values within the development.

Matt has been an owner in Remanso for over 17years. He brings years of leadership, business, marketing, IT and financial planning experience to the group. Matt loves to surf, fish and enjoys all of the amazing things that Nicaragua offers. The real question is, Tona or Victoria? Well its Tona all the way!
Gerry is a retired Major in the U.S. Marine Corp and is the perfect man to head up our security efforts. His years of service, mission thinking and discipline will be an asset to our community and its safety! Jared, his wife Ana and 8 year old son Jacob relocated from Texas to San Juan Del Sur in August 2020, are landowners in Remanso, living in the community currently and plan to design and build a home here as well. Jared is an entrepreneur and investor and currently working on launching his passion project , “Sovereign Surfer”

Remanso is now on the trash route with the San Jan Del Sur municipality. We have installed trash bins at the front gate.

Road care and maintenance are a top priority for the Owners Group. Based on weather, contruction traffic and other factors, road repairs are assessed and repairs are made when the timing is right.

Construction projects can be hard on our communities roads, water supply & your neighbors sanity. There are basic rules for each owner and their contractors during the construction process.

Community spirit and getting to know our neighbors is a core fundamental of the Remanso Owners Group. We host quarterly neighborhood meetups so that we can all get to know each other and continue the positive, tranquil and friendly vibe that encapsulates each Remanso owner.

Largely due to our efforts, the local municipality has placed trashcans at Remanso Beach. Also, through on going discussions, the bar owners have agreed to monitor the trash on the road and near their bars as well.

The attached map shows how the new costal highway will be routed. It does cut through the entrance driveway and through the back hill of Remanso. Most of us in the development see this as a huge plus and increasing our property values. If you have any questions, drop us a line and we will try to answer them although we don't have too many details.
