Yes, we have an owners group contract and permission to operate with the developer to handle the owners services for the development. We are the official HOA for Remanso.
If you have a contractual obligation in your deed to pay Remanso dues, then YES.
If you do not have a contractual obligation in your deed to pay dues the only mandatory participation item is road and grounds maintenance fees. The other dues are voluntary if you choose to utilize these amenities. If you do not participate in an amenity you, your guests or clients will not be able to use that service. You must participate in all services (with the exception of water if you have a well) to be eligible for the Remanso Rewards program.
The current annual dues schedule is as follows:
$468 Water Service
$100 Trash Service
$420 Security
$672 Roads, Grounds, Common Areas
This totals $139 per month or $1660 annually. We all have lived internationally and know how inexpensive this is for an HOA. Our Dues are one of the least expensive in the area. We will do our best as a board to keep the dues as low as possible for as long as possible.
Each Service has a startup fee. Please see the corresponding service page on the website for additional information about that service.
** We will issue special assessments as needed for community improvement items not included in regular dues. These assessments will be brought before the community voted on and implemented on a case by case basis. **
If you have an obligation in your deed or title to pay dues to Remanso, any dues, fees or donations will count towards your annual account. The Remanso Owners group will issue payment receipts for all dues paid.
If you do not have a contractual obligation to pay Remanso dues, your payments will simply go towards the services that you choose to participate in. You will also be issued an official receipt for your services payments.
For those will obligations in their deed to pay dues, we will be collecting 2023, 2024 and then into the future each year. We will issue dues invoices by Jan 5th each year. You can choose to pay annually or monthly.
For those of you not obligated to pay in your deed, your dues will be paid as services are rolled out and selected in 2024 and then starting in 2025 you will also be issued an invoice by January 5th each year to pay the dues for the services you elect to utilize.
Please pay the Remanso Owners Group directly on our payment page. The Remanso Owners Group wants to ensure the funds go directly to the projects and services in the community. We will issue a receipt for all dues paid for your records. As stated, all payments will count against any Developer dues if you're obligated to pay them.
Your dues go to the services and expenses related to those services that we will handle and manage. Water, Roads, Trash, Security, Common Area Maintenance.
When the Remanso Owners Group was formed, we asked the community for volunteers to serve. The current board members are those that volunteered and remained in service. Our operating contract states the board has to remain in place for two year terms. As positions are needed the board will query membership for any new volunteers that are interested in serving on the board.
